Two-bedders start from $1.498 million for about 624 sq ft. Three-bedders sit at $1.988 million for 883 sq ft, and the 1,152 sq ft four-bedroom premium is quoted at $2.788 million.

Here’s my contrarian read: the direct MRT link matters more than the Jurong Lake District story everyone keeps selling. JLD’s transformation — the Cross Island Line interchange, the new business district — runs on a government timeline nobody controls. A covered walk to the EW26 platform is permanent from day one. Buy the connectivity, treat the master plan as upside.

Context helps. CDL paid roughly $1,132 psf per plot ratio, and the last MRT-fronting project here was Lake Grande, launched back in 2016 at a very different land cost. Market watchers had pegged the breakeven at around $2,181 psf, which is precisely why early estimates pointed to a mid-$2,000 psf launch or higher. Anyone anchoring their expectations to Lake Grande’s original pricing will find this launch jarring — but that gap is land economics, not developer greed. For perspective, Kingsford’s recent winning bid for the Telok Blangah GLS site hit S$1,326 psf ppr, a record high that signals just how aggressively developers are pricing land confidence across Singapore’s growth corridors.

So what does this mean for you? If you’re a family wanting a neighbourhood where you’ll actually recognise faces, the two clubhouses, gourmet pavilions, co-working lounge and lap pool give you reasons to linger downstairs. The unit mix backs that positioning up: 253 units fall within the 3-bedroom and 3-bedroom Premium + Study categories, making it the largest portion of the project, and there are no 1-bedders at all. Rulang Primary, River Valley High and NTU sit in the broader catchment. Jurong Lake Gardens‘ 90 hectares are a walk away. For investors, 570 units need several quarters to absorb, so early buyers get unit choice while later buyers may get sharper incentives. Pick your trade-off honestly.

The finishes read the part — Bosch and Samsung in the kitchen, Hansgrohe and Geberit in the bathrooms, Franke sinks, and a Smart Home Gateway for aircon, lighting, digital locks and cameras. The Galleria’s roughly 1,000 sqm should land a supermarket and F&B.

What I’ll watch is whether Lakeside’s first-mover premium holds once the next JLD sites tender. Early movers here are effectively pricing a district that hasn’t arrived yet.
