Eco World Wins Singapore Lorong Puntong GLS Site With Highest Bid of $1,612 Psf Ppr

Eco World’s S$1,612 psf ppr win at Lorong Puntong sets a new RCR record—yet one nearby factor could test demand.

Eco World Development just paid a record price for a plot that can hold only about 140 homes. The Malaysian-linked developer’s S$208.1 million bid for the Lorong Puntong site off Sin Ming Avenue works out to S$1,612 per square foot per plot ratio — the highest ever paid for a 99-year pure private residential GLS site in the Rest of Central Region. It beats the Berlayar Drive benchmark of about S$1,515 psf ppr set only in August.

Seven bids came in when the tender closed on 15 September. Intrepid Investments and TID Residential trailed at S$1,451 psf ppr, roughly 11% behind. The lowest bid, from a Kheng Leong-linked entity, sat at S$1,256 psf ppr — a 28% spread that tells me confidence in this micro-market is far from uniform.

Here’s what I’d push back on, though. Everyone’s calling this aggressive, but small sites almost always attract higher psf bids because the total cheque is digestible. At 46,106 sq ft and 11,994 sq m of GFA, this is a boutique project — S$208 million is a rounding error for a developer that would happily spend S$700 million on a Tengah-scale plot.

The real risk isn’t the land rate. It’s that 140 units can’t spread the cost of a clubhouse, a 50m pool and a basement carpark the way 700 units can. And about 550m away sits the Bright Hill Columbarium and Crematorium, a proximity that market watchers say could colour perceptions and soften demand from some buyers.

For buyers, the arithmetic is simple and slightly uncomfortable. Expect launch pricing from around S$3,000 psf, possibly higher. Compare that with Thomson View’s collective sale at S$1,178 psf ppr in November 2024, or Chuan Park moving recent units at an average S$2,626 psf. Artisan 8, freehold and nearby, achieved about S$2,388 psf. Notably, the 1H2026 GLS Programme includes nine confirmed list sites with a combined potential yield of approximately 4,575 homes islandwide, meaning this Lorong Puntong parcel is just one piece of a broader government effort to sustain residential land supply. If you’ve been waiting for the Sin Ming area to stay quietly affordable, that window is closing.

What the site genuinely offers is walkability to Bright Hill MRT, which becomes a Thomson-East Coast and Cross Island Line interchange by 2030. That’s the kind of address that turns HDB upgraders and right-sizers into neighbours rather than speculators. It also sits within reach of Ai Tong School, Ang Mo Kio Primary, Catholic High and CHIJ St Nicholas Girls’ School, alongside green lungs like Lower Peirce Reservoir Park and MacRitchie Reservoir.

The question I’ll be watching is whether Eco World prices for absorption or for the record books — because at 140 units, they only get one shot at reading the room.
