Jonathan Lee Takes Helm at Keller Williams Singapore as Melvin Lim and Grayce Tan Exit Leadership

Leadership upheaval at Keller Williams Singapore: Melvin Lim steps back, Grayce Tan exits, and Jonathan Lee takes over. What triggered the sudden pivot?

Although Keller Williams Singapore has positioned itself as a standalone franchise operation distinct from PropertyLimBrothers since its July 2025 formation, the agency confirmed a leadership change in a media statement dated January 29, 2026, stating that Melvin Lim has stepped back from his duties as operating principal, Grayce Tan has exited the leadership team with immediate effect, and Jonathan Lee—formerly regional director of KW Malaysia and currently a growth consultant at the Keller Williams Worldwide Asia Pacific Hub—has been appointed to lead the business on an interim basis to preserve stability and operational continuity amid industry rumours concerning Lim and Tan. The changes were announced in a media statement issued on Jan 29, 2026.

Keller Williams Singapore confirms leadership changes: Melvin Lim steps back, Grayce Tan exits, Jonathan Lee appointed interim lead.

The agency characterised the move as a measured response to market speculation, and it denounced the dissemination of unfounded rumours circulating within the real estate industry.

Lee’s interim appointment consolidates regional franchise experience with Asia-Pacific hub oversight, aligning local execution with Keller Williams Worldwide’s operating standards.

He previously served as regional director of KW Malaysia and now advises on growth from the Keller Williams Worldwide Asia Pacific Hub, a background the agency described as extensive and directly relevant to maintaining business-as-usual rhythms.

In practical terms, the interim lead is expected to apply a deliberate operating cadence, stabilise recruitment and onboarding systems, and coordinate closely with Keller Williams Worldwide on reporting lines and governance. Keller Williams Worldwide reported that, as of June 30, it operated 22 market centers and had 1,196 affiliated agents across Asia.

Keller Williams Singapore was founded by Lim in July 2025 as a franchise of the US-based Keller Williams brand, and it was positioned as a separate corporate vehicle from PropertyLimBrothers.

Singapore became the eighth Keller Williams master franchise in Asia, with the first market center expected in Q3 2025, and the agency indicated it attracted 50 recruits before its official launch, signalling early pipeline formation and associate interest.

Lim, who co-founded PropertyLimBrothers in 2017 with Adrian Lim and later formed PLB Realty in 2022, brought 16 years of residential sales and brokerage experience to the Singapore rollout, including a reputation for video home tours as a marketing tactic.

The statement also noted forward priorities focused on compliance frameworks, governance processes, and training initiatives, while resources are to be provided to support associates’ long-term operating consistency. The leadership transition occurs as commission transparency faces increased scrutiny across the industry, with regulatory changes prompting closer examination of agent compensation structures.

PropertyLimBrothers has completed an internal review following recent events, and Keller Williams Singapore framed the leadership shift as part of continuity planning amid external rumours.
