The resulting land rate was stated at S$821 psf per plot ratio, reinforcing the project’s relevance in comparative suburban pricing analysis. By comparison, the Dairy Farm Walk GLS site secured in January 2026 achieved a land rate of S$962 psf per plot ratio, reflecting the continued appetite among developers for well-located suburban residential parcels.
Site specifications indicate an area of 25,458.4 square metres and a maximum permissible gross floor area of 76,376 square metres, under a 99-year leasehold tenure.
The scheme is designed as a mixed-use development, combining private residential stock with more than 3,000 square metres of first-storey commercial retail and dining space. It is also positioned within Tengah’s Garden District near the Forest Corridor, a 100-metre-wide green spine central to the town’s planning vision.
Estimated unit supply is approximately 860 units, with references also indicating 863 units, and apartment configurations ranging from one-bedroom to four-bedroom layouts, including two- to four-bedroom options.
Full condominium facilities are expected, including a padel court, alongside layouts intended to support functional indoor-outdoor living patterns.
