As the property market in Singapore’s prime fringe districts continues to attract discerning investors and homebuyers, City Developments Limited (CDL) and Mitsui Fudosan have uncovered Zyon Grand, a 62-storey twin tower luxury residence that marks a significant collaboration between one of Singapore’s most established developers, with over 60 years of heritage in premium and sustainable developments, and Japan’s largest real estate firm, renowned for its centuries-old legacy in quality construction and long-term value preservation.
The development, comprising 706 units within an integrated mixed-use precinct at Kim Seng Road in the River Valley enclave of District 3, is scheduled for preview on 8 October 2025, with sale bookings commencing on 25 October 2025.
Designed by Nikken Sekkei in collaboration with ADDP Architects, the twin towers draw architectural inspiration from Singapore’s national flower, the Vanda Miss Joaquim orchid, with a facade characterized by organic folds and slender refinement echoing Japanese Ikebana art.
The twin towers’ organic facade folds mirror the elegance of Singapore’s national orchid and Japanese Ikebana artistry.

Two-bedroom units commence at S$1.468 million for 538 square feet, and three-bedroom residences start at S$2.2 million for 818 square feet.

The development benefits from direct connectivity to Havelock MRT station on the Thomson-East Coast Line, situated two stops from Orchard and one stop from Outram Park, with convenient access via the Central Expressway and Ayer Rajah Expressway.
Beyond residential components, Zyon Grand incorporates food and beverage outlets, a supermarket, an early childhood centre, and Singapore’s first long-stay serviced apartments under the SA2 category. The project integrates activity-generating uses at street level, including shops and restaurants designed to foster vibrant community interaction and outdoor dining experiences.
Sustainability features include energy-efficient lighting, water-saving fittings, and landscaped green zones designed to reduce urban heat, reflecting CDL’s recognized leadership in environmentally responsible development. The twin towers will be the world’s tallest utilizing Prefabricated Prefinished Volumetric Construction (PPVC) technology.
For prospective tenants of the rental units within the development, tenant rights in Singapore include protections such as the right to quiet enjoyment and privacy, proper notice requirements for landlord access, and established procedures for dispute resolution through Small Claims Tribunals.
