URA Opens Tenders for Prime Residential GLS Sites in Tanjong Rhu, Dairy Farm, Dover

URA breaks 26-year silence with prime waterfront, nature-rich, and innovation-centric residential sites. Will these game-changing opportunities create Singapore's next property millionaires? Developers are racing to stake their claims.

The Urban Redevelopment Authority has released three prime residential Government Land Sales sites for tender, comprising parcels in Tanjong Rhu, Dairy Farm Walk, and Dover Road that collectively represent significant development opportunities across distinct market segments in Singapore’s property landscape.

The Tanjong Rhu Road site marks the first residential GLS plot released in the area since 1997, spanning 12,239.2 square meters with a maximum gross floor area of 45,285 square meters. The parcel is expected to yield approximately 525 residential units and permits development into condominiums or flats with maximum building heights between 95 and 100 meters SHD. Positioned adjacent to Tanjong Rhu MRT station on the Thomson-East Coast Line, the site offers seamless access to the central business district while benefiting from proximity to Singapore Sports Hub as part of the Kallang Alive master plan. The city-fringe location is expected to attract strong upgrader demand from nearby residents seeking waterfront living options. The tender closes on February 5, 2026, at 12 pm.

The Tanjong Rhu site represents the area’s first residential land release in nearly three decades, offering prime waterfront living beside the Thomson-East Coast Line.

The Dairy Farm Walk site, located at the junction of Dairy Farm Walk and Dairy Farm Heights in Bukit Panjang, covers approximately 3.06 hectares with a plot ratio of 1.4. Expected to deliver between 480 and 500 residential units, the parcel provides connectivity to Hillview MRT station and proximity to Dairy Farm Nature Park and Bukit Timah Nature Reserve. Recent market activity in the vicinity, demonstrated by The Botany at Dairy Farm selling out after launch, indicates sustained buyer interest in the locale. The nature-centric setting appeals to buyers seeking a peaceful suburban lifestyle while maintaining access to city amenities. This tender closes on January 22, 2026, at 12 pm.

The Dover Road parcel represents the first GLS offering within the Dover-Medway neighbourhood, encompassing 13,517.2 square meters of land area with maximum gross floor area of 56,773 square meters. The mixed-use development is expected to deliver approximately 625 residential units alongside 3,000 square meters of retail space, with maximum building height permitted at 160 meters SHD. Located directly beside One-North MRT station and linked to Ayer Rajah Expressway, the site positions future residents within Singapore’s research and innovation district near Fusionopolis. The area has witnessed significant investment in life sciences infrastructure, including CapitaLand’s recent completion of the Geneo cluster at Singapore Science Park. Development is restricted to flats classification only, with the tender closing on March 26, 2026, at 12 pm.
