The Government Land Sales programme for the first half of 2026 introduces ten new sites for private residential housing, with seven parcels positioned on the confirmed list and three on the reserve list. This sustains overall private housing supply at approximately 9,200 units.
The programme encompasses nine confirmed and twelve reserve sites expected to yield 209,150 square metres of commercial space and 970 hotel rooms. Supply is sourced from diverse locations across Singapore to support both conventional private residential units and long-stay serviced apartments.
A significant development within the programme involves the Jurong Lake District master-developer white site. This site has been carved into smaller plots to reduce development risk and advance the mixed-use business district. The district has been envisioned as Singapore’s second CBD since planning began in 2008.
The Town Hall Link site represents the first parcel carved from the original Jurong Lake District master-developer site and has been positioned on the reserve list. This smaller plot approach takes into account macroeconomic and property market conditions alongside industry stakeholder feedback. The government is undertaking upfront infrastructure works to reduce cost burden on developers and increase confidence.
The Town Hall Link plot spans 3.72 hectares, approximately half the size of the original Jurong Lake District master-developer site. It has a total potential yield of 186,000 square metres of gross floor area. Development specifications indicate at least 40,000 square metres of office space, up to 1,200 private homes, and 44,000 square metres for complementary uses. The site aims to catalyse JLD’s development as a major business district outside the city centre.
Site accessibility is expected to strengthen with the anticipated opening of the Jurong Regional Line in 2028 and the Cross Island Line in 2032.
The nine confirmed list sites will yield 4,575 private homes, including 635 executive condominiums, alongside 22,500 square metres of commercial space.
The Bayshore Drive integrated site spanning 5.74 hectares is expected to launch in March 2026, while the Berlayer Drive private residential plot of 2.54 hectares is scheduled for May 2026.
The reserve list comprises six private residential sites, one commercial site, three white sites, and two hotels. These are expected to yield 4,610 homes, 186,650 square metres of commercial space, and 970 hotel rooms.
Two new residential plots at Morrison Lane and Kitchener Link, together with the Town Hall Link white site, are expected to house approximately 1,535 homes and 84,750 square metres of commercial space.
