Exciting New Housing Developments Planned Near MRT Stations in URA’s Latest Master Plan

Is living near MRT stations just a convenience, or Singapore's master solution? URA's 2025 plan reveals dramatic housing developments at Caldecott, Changi, and beyond. Transit-oriented communities are reshaping how Singaporeans live.

As Singapore advances its urban planning strategy through the URA Master Plan 2025, numerous residential developments near MRT stations are being prioritized to enhance connectivity and maximize land-use efficiency.

The statutory land use plan, which will guide Singapore’s development over the next 10-15 years, identifies several strategic locations for new housing projects that align with the nation’s transit-oriented development principles.

Land parcels adjacent to Caldecott MRT station have been earmarked for residential development in the mature estate, leveraging existing amenities and infrastructure. This 78,500 sq m site has been assigned a plot ratio of 4.7, potentially yielding between 2,800-3,500 flats or 4,000-4,200 condos. This development forms part of URA’s broader strategy to create housing opportunities in well-connected areas, ensuring residents benefit from established community facilities while reducing transportation challenges.

In the eastern region, a new residential site near Upper Changi MRT station has been included in the Master Plan update. This location is one of seven new residential sites identified near MRT stations across Singapore, strategically positioned to provide connectivity to commercial hubs while expanding housing options in the East. Similar to the Tampines Master Plan, these developments will provide enhanced urban living with proximity to green spaces and amenities.

The Marymount and Canberra MRT station vicinities are similarly being prepared for residential development. At Canberra, the plans extend beyond housing to include new amenities, with Bukit Canberra offering recreational options that complement the residential components.

The development strategy incorporates employment opportunities alongside housing to foster balanced community growth. The northern region is set to benefit from integrated developments that will enhance community living while addressing daily needs.

Springleaf MRT station’s surrounding area will feature residential developments integrated with park connectors, contributing to Yishun’s transformation into a more accessible and attractive town. The planning approach emphasizes family-oriented facilities and improved transportation infrastructure, including the Yishun Integrated Transport Hub.

The Central Region will undergo significant transformation under the Draft Master Plan 2025, with traditional CBD areas evolving from purely commercial zones to vibrant mixed-use developments that include diverse housing options.

This approach mirrors successful urban planning in global cities like New York and London, ensuring Singapore’s central areas remain active beyond standard working hours while providing inclusive housing alternatives, including HDB flats in prime locations.
